Home Watch vs. Alarm Monitoring vs. House Sitting

Three different ways to support an empty home—and where each one fits.

Home watch, alarm monitoring, and house sitting can all play a role when a home is empty, but they are not interchangeable. Understanding the distinction helps Southwest Florida homeowners assemble the right support for their own property.

Home watch: scheduled visual visits

Home watch is a visual inspection of a home or property looking for obvious issues. At Sun Seeker, visits are typically weekly or bi-weekly and follow a mutually agreed checklist. A visit can include visible interior and exterior observations, an A/C running check and interior humidity log, plumbing and leak indicators, and a detailed photo report after every visit.

Alarm monitoring: alerts from a system

An alarm system can monitor the conditions it is designed to detect, such as an entry or fire alert. It does not replace a person walking through a property to visually observe weather damage, a visible leak, pest activity, or a system that does not appear to be operating normally. Home watch can also provide a local point of contact for an alarm company by arrangement.

House sitting: someone staying in the home

House sitting generally means a person lives at or stays in the home. Sun Seeker’s core home watch service is not house sitting; it is periodic, documented visits while the home is unoccupied.

Use the right combination for your needs

Some owners use an alarm system alongside home watch. Others need occasional vendor coordination, storm preparation, or key-holder support. Those concierge services should be discussed separately so the plan is clear. Explore our services or visit the FAQ for more common questions.
