Seasonal Homeowner Pre-Arrival Checklist

A simple planning list for returning to your Southwest Florida home.

Returning to a seasonal home should feel organized, not rushed. A little advance planning helps you coordinate access, confirm priorities, and decide which tasks you want to handle yourself or arrange with local providers.

One to two weeks before arrival

  • Confirm your travel dates and preferred arrival time.
  • Review your most recent home watch report and note questions for your provider.
  • Schedule any vendor appointments that require access while you are still away.
  • Discuss home-opening, cleaning, refrigerator preparation, or pre-arrival shopping if those concierge services are part of your plan.

Confirm access and communication

Make sure your contact information is current and that any gate, alarm, or vendor instructions are shared through the appropriate direct channel. Confirm who is authorized to approve work and how you would like to be updated if an appointment changes.

Use your first day home to look around

Walk the interior and exterior with your recent report in mind. If you see something you want checked further, contact the appropriate qualified provider. Home watch identifies visible conditions during scheduled visits; it is not a substitute for maintenance, repair, or a detailed property inspection.

For a smoother return, pair this list with our home watch checklist. You can also review the available concierge services and discuss a plan tailored to your home.
